Personal Data Processing Policy

1. What this document covers

This page explains what information dubaihills.top collects about visitors, why we need it, how long we keep it and what rights you have over it. It has been prepared in accordance with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data and applies to all information received through this website.

The data controller is NAZAROV & CHURGANOV REAL ESTATE BROKERS L.L.C., a Dubai company with trade licence No. 1114135. It decides why data is collected and is responsible for keeping it safe.

2. What data we collect

The form on the website asks for just one thing: a phone number or WhatsApp number. We use it to reply to you. We also receive the page on which you left your number: a property, an article or the area presentation. This helps us give you a relevant answer.

The form does not ask for your passport details, address, workplace, income or date of birth, and you do not need to provide them. If you send any of this information in correspondence yourself, we will process it on the same terms.

The website also receives anonymised visit data: the address of the page you came from, advertising campaign tags, device type and browser. See section 9 for more detail.

3. Why we need this data

• To respond to your enquiry: contact you, send an area presentation, or share a selection of homes or apartments currently for sale.
• To find suitable options and guide you through the transaction, should it go ahead.
• To understand which advertising brings people to us and which is wasting money.

We do not use the data for anything else. We do not sell it or pass it on for other parties' advertising.

4. The legal basis for processing

The basis is your consent, which you give by clicking the submit button. A link to this policy appears directly below the form, so you can read it before the data reaches us. The full consent text is below, at the end of the page.

5. Who we share it with

Your enquiry goes to our enquiry-management system and to the broker at our Dubai office who will reply to you. The data is also received by:

• companies that provide our telephony, customer-management system and servers. They act on our instructions;
• the property's developer: only if you decide to proceed with a transaction, and only to the extent needed for the reservation and contract;
• government authorities, if they request the data in accordance with the law.

We do not share the data with anyone else.

6. How long we keep it

Data from an enquiry is kept for three years from our last contact with you. If neither you nor we have contacted the other during those three years, the data is deleted or anonymised, so it can no longer be linked to a specific person.

We delete the data sooner if you withdraw your consent, except where the law requires us to keep it longer, for example in the records of a completed transaction.

We do not record regular phone calls. Calls made over the internet through our platform are recorded: the broker uses the recording to confirm the arrangements with you, and we use it to assess the quality of their work. The recording is retained for three years and deleted sooner if you withdraw your consent.

7. How we protect it

Enquiries are visible only to staff who need them for their work, and each person is given individual access. Activity in the database is logged, and an employee's access is closed on their last day of employment. Data travels between your browser and our server over a secure connection.

8. Your rights

Under the UAE Personal Data Protection Law, you have the right to:

• find out what data we hold about you, why we hold it and who we share it with;
• receive your data so you can transfer it to another party;
• ask us to correct inaccurate data or delete it;
• ask us to restrict or stop processing;
• withdraw your consent;
• complain to the UAE Data Office if you believe we have infringed your rights.

To exercise any of these rights, email mail@art-estate.top. Include the phone number you gave us: otherwise, we will not be able to find the recording or confirm that the request is yours. We respond within 10 business days. Withdrawal of consent is processed without the need to give a reason.

9. Cookies and Yandex Metrica

The website uses cookies: small files that your browser stores on your device. They are needed for the website to work correctly.

We use Yandex Metrica. It receives anonymised visit data. It does not know your name.

On your first visit, a short notification about cookies and Metrica appears at the bottom of the screen. Clicking “Decline” switches off Metrica for you: the counter will stop sending any data on this and subsequent pages. The website works in the same way whether or not you click anything in the notification.

You can disable cookies in your browser settings. The website will continue to work, but some conveniences will be unavailable.

10. Is data transferred abroad

Yes. The enquiry-management system and the servers where enquiries are stored are located in Russia. By submitting an enquiry, you consent to this transfer. The data is protected there as described in section 7 and used only for the purposes set out in section 3.

11. Changes to this policy

We may amend this document, for example if a new way of getting in touch becomes available or the law changes. The new version will be published on this same page, and the update date at the top will change.

The consent you give

By submitting your number through the form on this website, you give NAZAROV & CHURGANOV REAL ESTATE BROKERS L.L.C. (trade licence No. 1114135) consent to process your phone number, together with the address of the page where the enquiry originated and advertising campaign tags.

What we may do with the data: collect, record, store, update, use, transfer it to the parties listed in section 5, anonymise and delete it, using computers or otherwise.

Why: to respond to your enquiry, find a home and guide you through the transaction, should it go ahead.

International transfer: you agree that the enquiry will be stored in our enquiry-management system on servers in Russia (section 10).

For how long: consent remains valid for three years from our last contact with you, or until the day you withdraw it.

How to withdraw: email mail@art-estate.top and include the phone number you gave us. Withdrawal is processed within 30 days: you do not have to give a reason.
