Stated investment: AED 100 billion. The planned community will include 40,000 residences, including mansions from 10,000 to 20,000 sq ft, a golf course, parks and shops.
Things to keep in mind
A few aspects of the projects and infrastructure are worth keeping in mind:
- No precise dates for some residential developments and parks. Four residential projects, Greenside Residence, Park Gate, Club Drive and Ellington House IV, are 70% to 93% complete but have no firm scheduled handover date. No completion years have been stated for Hillside Park, new phases of Golf Place Phase 2, the Maple extension, new towers by Park Heights and Golfville, or the new Emaar Hills (Dubai Mansions) district.
- Zero and early-stage construction. Two developments are at 0% completion: the Eden House Dubai Hills villas, scheduled for handover in December 2027, and the Palace Residences Hillside B towers, scheduled for October 2029. Four more high-rise projects, Greencrest, Rosehill, Palace Residences Hillside and Vida Residences Hillside, are between 1% and 10% complete.
- Road timelines. No final completion year has been given for phase 2 of Hessa Street or the Umm Suqeim Street section.
- Metro. The new Blue Line metro line, due to open on 9 September 2029, will not run through Dubai Hills.
Who it's for
| Who you are | Why consider homes under construction in Dubai Hills Estate, and which projects to look at |
|---|---|
| Families looking to move soon | The area has homes at an advanced stage of construction, from 75% to 93% complete, including Greenside Residence, Park Gate and Club Drive, as well as projects scheduled for handover in October and November 2026: The Berkeley and Mallside Residence and Hotel, Curio Collection by Hilton. |
| Buyers seeking a compact apartment or studio | Studios are available in 2 towers scheduled for handover in October and November 2026: The Berkeley, where apartments bought in 2026 measured 35 sq m, and Mallside Residence and Hotel, Curio Collection by Hilton, a hotel and residential development opposite Dubai Hills Mall. |
| Buyers looking for a home beside a park | Palace Residences, Park Gate 2 and Parkland have access to Dubai Hills Park. Hillsedge features a skate bowl and mini-golf, while Palace Residences Hillside includes padel courts. |
| Golf lovers and those who value open green views | Six Emaar Properties developments overlook the golf course, while Rosehill is located beside it. Greenside Residence, Club Drive and Club Place feature terraces on the 17th floor. |
| Buyers seeking a large family residence or villa | Alongside 4-6-bedroom villas at Park Gate, Park Gate 2 and Eden House Dubai Hills, 7 high-rise developments (Address Residences, Palace Residences, Palace Residences Hillside, Palace Residences Hillside B, Park Lane, Interiors by Vida, Parkwood, Vida Residences Hillside) offer 3-bedroom townhouses, while Hyde Residences Dubai Hills has a 3-bedroom duplex. |
Easy mistakes to avoid
The first mistake when choosing an off-plan home in the area is to focus only on the handover year without looking at current construction progress. For example, the Eden House Dubai Hills villas are scheduled for handover in December 2027 at 0% completion, while the Club Place towers, due in December 2028, are 69% complete. These figures show the difference in stated project progress.
The second mistake is to assume that the Blue Line will pass through Dubai Hills. The Blue Line will open on 9 September 2029 and will not run through Dubai Hills. Phase 2 of Hessa Street includes a 10.4 km cycle track linking Dubai Hills and Motor City. The walking and cycling route along Hessa Street runs 13.5 km from Al Sufouh to Dubai Hills.
The third mistake is confusing similarly named projects. Three projects in the area have Palace in their names, Palace Residences, Palace Residences Hillside and Palace Residences Hillside B, while three developments carry the Vida brand: Park Lane, Interiors by Vida, Vida Residences Club Point and Vida Residences Hillside. Their handover dates range from April 2028 to October 2029, and completion ranges from 0% to 55%.
