Dubai Hills neighbourhoods and homes: what is where and who built it

As you begin to understand how Dubai Hills Estate is laid out, you find 72 residential projects. Here, 43 developments have already been completed and another 24 are under construction. Ten developers have built this area, divided into a western section of apartments, a southern section of townhouses and an eastern section around the golf course.

A residential area in three zones, with towers, mid-rise buildings, townhouses and villas around the golf course.

Apartment buildings cluster around the mall and Al Khail Road, while townhouses and villas sit in the southern, northern and eastern parts of the neighbourhood.

Three parts of one master plan: from Al Khail Road to the golf course

The geography of the neighbourhood falls into three broad zones. The northern and western strip runs along Al Khail Road, where the shopping mall, mid-rise buildings and towers stand. The low-rise central section spreads around the golf course and includes Fairways 1 and 2 and Parkway Vistas, all villa communities. The third zone extends south and south-west, where the Maple townhouse community and Sidra villa community are located.

Al Barsha South borders the area to the west and south-west. To the north are the industrial districts of Al Quoz Industrial 2 to 4. The eastern edge meets Living Legends.

The built environment falls into clear height categories: buildings of up to 12 storeys are considered mid-rise, while buildings of 13 storeys or more are classed as towers.

Who built the neighbourhood: 60 Emaar Properties projects and nine other companies

Emaar Properties is responsible for 60 of the 72 projects within the neighbourhood.

The remaining 12 developments are divided among nine companies. The most prominent of these is Ellington Properties, which has four buildings in the Ellington House series.

Eight other companies are building or have completed one project each:

• H&H Development. Building the Eden House Dubai Hills villa project.
• City View Developments. Building the Hyde Residences Dubai Hills tower with Ennismore and Evolutions.
• Royal Development Company and ESG Hospitality. Building Mallside Residence and Hotel, Curio Collection by Hilton, a residential and hotel complex.
• SOHO Development. Building The Berkeley tower.
• National Properties (National Bonds). Completed 399 Hills Park B.
• Ginco Properties. Completed the Prive Residence residential building.
• Fortimo. Built the 10-storey The Golf Residence.
• Iman Developers. Completed the nine-storey The Grove By Iman building.

The western apartment belt: completed homes by the mall and park

The western part of the neighbourhood has completed Emaar Properties apartment buildings.

Mulberry is a mid-rise development. It has 330 one, two and three-bedroom apartments. Acacia is complete and has apartments from one to three bedrooms.

Park Heights I and Park Heights II have been completed. In the first phase, 1 to 3-bedroom apartments range from 60 to 150 sq m. Socio, Collective and Collective 2.0 have also been completed. Collective 2.0 has one and two-bedroom apartments.

The developer's completed buildings also include towers and developments with townhouses and duplexes:

• Elvira. Two completed towers with 1-3 bedroom apartments, as well as three-bedroom duplexes and three-bedroom townhouses.
• Park Field and Park Horizon. Both projects comprise two tower buildings and combine 1 to 3-bedroom apartments with two-bedroom townhouses.
• Park Ridge. A completed tower with one to three-bedroom apartments.
• Park Point. A completed building with 1 to 3-bedroom apartments and duplexes.
• Parkside Views Residence, or Parkside Views. A completed project with 1-3 bedroom apartments, three-bedroom duplexes and three-bedroom townhouses.
• Vida Residences, or Vida Residences Dubai Hills Estate. A completed complex with 1-3 bedroom apartments and three-bedroom townhouses.
• Hills Park and Golf Grand. Completed projects with 1 to 3-bedroom apartments.
• Lime Gardens, Golf Suites Dubai Hills and Golf Ville. Completed projects.

Completed homes by private developers

Among the completed apartment buildings are mid-rise properties by private developers.

Ellington House by Ellington Properties is a 12-storey building with 150 apartments. Handover took place on 1 October 2025. It has one, two and three-bedroom apartments as well as penthouses. Ellington House II and Ellington House III have also been completed.

Four other completed projects were developed by other private companies:

• The Golf Residence, also known as Golf Residences by Fortimo. A completed 10-storey building by Fortimo, with exactly 200 apartments with 1-3 bedrooms.
• The Grove By Iman. A completed 9-storey building by Iman Developers. It has 121 apartments, including studios and 1, 2 and 3-bedroom options ranging from 414 to 2,560 sq ft.
• 399 Hills Park B. A completed building by National Properties, part of National Bonds. The wider 399 Hills Park scheme comprises two towers with 399 apartments in total, which had reached combined completion of 97% by April 2026.
• Prive Residence. A fully completed residential project by Ginco Properties.

The southern belt of townhouses and villas: how Maple and Sidra are laid out

The Maple townhouse community and Sidra villa community by Emaar Properties sit in the southern and south-western parts of the neighbourhood. Every phase is 100% complete.

The three Maple phases are Maple, Maple 2 and Maple III. The first phase has four types of 3, 4 and 5-bedroom townhouses, ranging from 204 to 251 sq m. Maple 2 has 666 townhouses with three, four and five bedrooms.

The three villa phases are Sidra, Sidra 2 and Sidra 3. The first phase has 3 to 5-bedroom homes ranging from 3,102 to 4,283 sq ft.

Around the golf course: completed villa neighbourhoods to the north and east

The northern and eastern parts of Dubai Hills Estate include villa communities around the golf course. All the villa communities listed below were built by Emaar Properties and have been completed.

The eastern area has the Golf Place and Golf Place II phases, with 4, 5 and 6-bedroom villas. Golf Grove has also been completed.

Other completed villa communities:

• Palm Hills and Address Villas Hillcrest. Two completed villa developments. Palm Hills offers 5-bedroom homes.
• Club Villas At Dubai Hills. A completed private villa community.
• Fairway Vistas and Parkway Vistas. Two completed villa communities.
• Hills Grove and Hills View. Two completed villa communities.
• Majestic Vistas. A completed development in the western part of the community.

Construction moving quickly: developments over 68% complete

Of the community's 24 developments under construction, seven are more than 68% complete.

Greenside Residence by Emaar Properties is furthest along: its three buildings, from 3 to 25 storeys, are 93.3% complete and will contain 490 apartments with 1-3 bedrooms. At Park Gate, the same developer's villa neighbourhood, 47 villas with 4-5 bedrooms are 90.3% complete.

Halfway there: ten projects midway to completion

The next tier of homes under construction in Dubai Hills Estate comprises ten developments that are 25.6% to 65.8% complete. It includes towers by Emaar Properties as well as other companies.

Palace Residences has five buildings from 22 to 26 storeys high, with 962 homes: 1 to 3-bedroom apartments and 3-bedroom townhouses. It is 50.7% complete. Park Lane Interiors by Vida has six buildings from 11 to 23 storeys high, with 854 homes: 1 to 3-bedroom apartments and 3-bedroom townhouses. It is 55.4% complete.

The other seven sites in this group are progressing as follows:

• Golf Hillside by Emaar Properties. A single 23-storey tower with 185 apartments, from 1 to 3 bedrooms, 65.8% complete.
• Park Gate 2, a villa neighbourhood by Emaar Properties. The second phase comprises 17 villas with 4-5 bedrooms and is 55.1% complete.
• Parkland, a residential complex by Emaar Properties. One 25-storey tower with 209 apartments with 1-3 bedrooms, 50.0% complete.
• The Berkeley by SOHO Development. A 14-storey tower with 129 studios and 1 to 2-bedroom apartments, 46.0% complete.
• Vida Residences Club Point, a residential complex by Emaar Properties. Three buildings, from 6 to 23 storeys, containing 672 apartments with 1-3 bedrooms, are 43.5% complete.
• Hyde Residences Dubai Hills by City View Developments with Ennismore and Evolutions. A 26-storey tower with 239 homes, including 1 to 3-bedroom apartments and a three-bedroom duplex, 38.8% complete.
• Address Residences, a residential complex by Emaar Properties, and Hillsedge, a residential complex by Emaar Properties. The former has two buildings of 21 to 24 storeys with 582 units, comprising 1-3 bedroom homes and three-bedroom townhouses, and is 26.5% complete. The latter has two buildings of 21 to 22 storeys with 406 apartments with 1-2 bedrooms and is 25.6% complete.

New excavations and fresh launches: what is just getting started

For buyers considering a purchase at the start of construction, the community has seven projects that are from 0% to 15% complete, along with four other Emaar Properties developments.

Six of the developments at an early stage of construction belong to Emaar Properties:

1. Parkwood. Two buildings from 22 to 23 storeys high, with 488 homes comprising 1 to 3-bedroom apartments and 3-bedroom townhouses, 15% complete.
2. Vida Residences Hillside. Two towers of 22 to 23 storeys, with exactly 500 apartments with 1-3 bedrooms and three-bedroom townhouses, 10% complete.
3. Palace Residences Hillside. One 23-storey tower with 360 homes, comprising 1 to 3-bedroom apartments and 3-bedroom townhouses, 7.9% complete.
4. Rosehill. Three buildings ranging from 4 to 24 storeys, with 555 apartments with 1-3 bedrooms, 7.8% complete.
5. Greencrest. A 24-storey tower with 195 apartments, from 1 to 3 bedrooms, 1.2% complete.
6. Palace Residences Hillside B. A 21-storey building with 287 homes, comprising 1 to 3-bedroom apartments and a 3-bedroom townhouse, 0% complete.
7. Eden House Dubai Hills, a villa community by H&H Development. 0.1% complete.

Other Emaar Properties developments include Emerald Hills, a community of plots for custom-built homes; Golf Place Terraces, with 4 to 6-bedroom villas; Green Square, an apartment development with 1 to 3-bedroom homes; and Dubai Hills Vista, a villa community of 40 Automobili Lamborghini villas. The Fay development was cancelled at 2.75% completion.

Meydan, District 7 is outside Dubai Hills Estate. It includes MAG Eye and Keturah Reserve. Eden Hills sits next to Dubai Hills Estate along Al Khail Road.
